One contract, one point of accountability, from mobilisation through the twelve-month warranty walk. We hold the schedule, the budget and the safety plan — and we staff the structural trades ourselves so none of the three depends on a stranger's crew size.

02 — Self-performed

Concrete & Masonry

Cast-in-place structures, post-tension decks, tilt-up panels and structural block. Our own carpenters build the forms and our own finishers pull the screed — a five-day floor cycle is routine, not a headline.

03 — Self-performed

Structural Steel

Detailing coordination, fabrication management and erection for moment frames, braced frames, long-span trusses and composite deck. Brought in-house in 2014 after a subcontractor default cost a client eleven weeks. It has not recurred.

04 — Self-performed

Civil & Sitework

Mass excavation, shoring, deep utilities, stormwater and paving — sequenced so the structure is never waiting on the ground beneath it. On constrained urban sites this is usually where the schedule is won or lost.

Preconstruction

Constructability review, value engineering, phasing strategy and GMP pricing that holds. We publish our assumptions line by line, so when a number moves you can see exactly which assumption changed.

06 — Specialist

Adaptive Reuse

Structural retrofit, seismic upgrade and envelope replacement for buildings worth keeping. A dedicated group since 2021, now a quarter of our annual volume — and the work we are most often called back for.

Phase 01

Assess

Site survey, geotechnical review and a constructability pass on the drawings before a number is quoted.

Phase 02

Price

Open-book GMP with published unit rates, allowances and contingency. You see what we see.

Phase 03

Build

Weekly look-ahead, daily manpower logs and a dedicated superintendent on site every working day.

Phase 04

Close

Commissioning, as-builts, warranty binder and a twelve-month walkthrough — scheduled, not promised.

Common questions

Contract values from roughly $2 million to $200 million. Below that range you are better served by a specialist fit-out contractor, and we will happily name two.

We are licensed in eleven states across the west and mountain regions. Outside that footprint we will consider design-assist and preconstruction engagements, but we do not self-perform.

Yes. A conceptual estimate at schematic design typically lands within eight percent of the final GMP, and we tighten it at each design milestone with the assumptions restated in writing.

Priced against the published unit rates in the GMP, submitted within five working days of the triggering event, and never bundled. If it is a scope change you approve it; if it is our error we absorb it.
