About the firm

Twenty-six years of load-bearing work, one principle: the schedule is a promise, not an estimate.

01 — Our story

Started with one
concrete crew.

We still pour our own decks. That is not nostalgia — it is why our structure never waits on somebody else's calendar.

A concrete crew finishing an elevated slab at first light.

MONOLITH was founded in 1998 by two site superintendents who were tired of watching general contractors sell a schedule they had no means to hold. The first job was a 6,000 square foot warehouse slab. The bet was simple: own the critical path, and the dates stop slipping.

Twenty-six years later the bet still holds. We self-perform concrete, masonry and structural erection with in-house crews, and we cap every superintendent at two active sites. It is a slower way to grow and a far more reliable way to build.

Today the firm carries roughly $740 million in annual build volume across eleven states, with a permanent staff of 310 and a field workforce that peaks near 900 in the summer.

02 — Principles

What we hold to

01

Own the critical path

If a trade sits on the schedule's spine, we staff it ourselves. Structure, envelope and concrete are never brokered.

02

Price in the open

Our GMP ships with unit rates, allowances and contingency line-itemised. No hidden buyout margin.

03

Two sites, one super

A superintendent stretched across five jobs is a schedule failure waiting to be announced. We cap it at two.

04

Say the bad news early

Delays surface in the weekly report the week they appear — not in a change order three months later.

05

Everyone goes home

An EMR of 0.41 is not luck. Daily pre-task planning, stop-work authority for every worker, no exceptions.

06

Build for the second owner

Detailing, access and documentation done for the person who inherits the building, not just the one who paid for it.

04 — Milestones

Twenty-six years,
abridged.

Two superintendents, one flatbed and a concrete crew of nine. First contract: a 6,000 sq ft warehouse slab in outer Portland, delivered four days early.

A 22-storey residential tower with a post-tension deck cycle of five days per floor — at the time the fastest in the region.

Brought erection in-house after a third-party subcontractor default cost a client eleven weeks. It has not happened since.

A dedicated group for seismic retrofit and envelope replacement on pre-1970 structures — now a quarter of annual volume.

412 completed projects, an EMR of 0.41, and a 98% on-schedule completion rate measured against contract date, not revised date.
